Home Watch is a visual property check. It is not a licensed home inspection, security service, lawn service, pool service, or repair service. Floridian observes and reports; third-party providers remain responsible for their contracted work.

Does Floridian cut the lawn or clean the pool as part of Home Watch?
No. Those services remain the responsibility of the owner's lawn and pool providers. Floridian can visually verify whether the scheduled work appears to have been completed and report concerns.
What happens if you notice a problem?
We notify the homeowner or designated property contact about the visible concern. Any repair, vendor coordination, or additional work is handled only after the appropriate direction and scope are confirmed.
Can the Home Watch checklist be customized?
Yes. The agreed checklist and visit frequency can be tailored to the property, length of absence, and homeowner priorities.
