The website provides general information about Floridian Commercial Services LLC and its confirmed service categories. Content may be updated as services, coverage, availability, or operating practices change.

Quote Requests

Submitting a form, calling, texting, or sending a WhatsApp message begins the quote process only. It does not confirm a price, appointment, service date, scope, or availability. A service is scheduled only after the requested work and quote are reviewed and approved and the date is confirmed.

Custom Pricing

Pricing depends on the property, requested scope, condition, frequency, timing, access, travel, materials, and other relevant details. Website descriptions do not create a fixed-price offer.

Service Scope

Only the work included in an approved quote or written scope is included. Additional tasks, changed conditions, or requests made after approval may require a revised quote, added charge, or separate service date.

Scheduling and Access

Preferred dates are requests and are not guaranteed. Customers are responsible for providing safe, lawful, and timely access as agreed. Permanent access codes or sensitive entry information should not be submitted through the public website form.

After-Hours Requests

Floridian is not a 24-hour business. Emergency requests may be accepted Monday-Friday from 5:00 PM-9:00 PM and on weekends or holidays based on availability. Emergency rates apply and must be confirmed.

Residential and Vacation Rental Distinctions

Residential cleaning does not include laundry or dishwashing. Those tasks may be included only in an approved vacation rental turnover scope. Vacation rental tasks, supplies, laundry arrangements, and restocking are confirmed property by property.

Home Watch Scope

Home Watch consists of scheduled visual property checks intended to identify obvious issues and report observations while the owner is away. It is not a licensed home inspection, security service, lawn service, pool service, or repair service. Floridian may visually confirm whether third-party vendor work appears to have been completed, but those providers remain responsible for their own contracted work.

Exterior Services

Pressure washing requests are reviewed for surface suitability, access, condition, and scope before approval. Exterior porter service focuses on approved litter and debris removal areas and does not include mowing or landscaping unless separately offered and quoted.

Acceptable Use

Do not misuse the website, attempt to disrupt its operation, submit false information, upload malicious files, or use website content in a way that violates applicable law or another person's rights.

Third-Party Services

Links or integrations such as phone, WhatsApp, hosting, email, Google Drive, Google Sheets, and Google Apps Script may be governed by third-party terms and privacy practices. Floridian is not responsible for third-party platform availability.
